Our trained and experienced Property Managers are there to answer your questions and work with you to get the best return on your investment. Whether you prefer email, texting, accessing your Owner Portal, or the actual phone call, HBR keeps your interests at heart.


COMPREHENSIVE MARKETING AND ADVERTISING
Professional management costs are offset easily by shorter vacancy times. We know where to advertise the rental and what to include in ads for marketing and advertising. Experienced leasing agents respond promptly to inquiries and advise prospective tenants on details about the property, and show your home in the best possible light.
Additionally, HBR will advise you in two important areas:
1- Setting a competitive monthly rental rate based on analysis of property condition, upgrades, location and rental market rates.
2- Getting your home ready to rent faster, to a quality tenant, by providing recommendations and guidance on how to make your property rent-ready.


TENANT SCREENING AND SELECTION
We have a consistent screening process including running credit checks and criminal background checks. We also contact previous landlords and verify employment and income which can help us to select the right tenants; those who will pay their rent on time, have a longer tenancy and create fewer problems. Even with careful placement there is occasionally a tenant who needs to be evicted. HBR diligently begins the process with appropriate pay or quit notices and notices of non-compliance. The intent is to bring the tenant back to lease compliance, but we are able to refer you to quality, reliable attorneys and assist him or her in the legal eviction procedure, should it become necessary.


FULL-SERVICE LEASING AND RENT COLLECTION
In addition to finding good tenants, HBR manages all aspects of the tenant-landlord relationship. We ensure our professionally prepared lease and all proper addenda are executed correctly. We also provide tenant education that will assist in preserving your property’s value. The standard lease term is six months with an automatic month-to-month renewal. HBR will handle all maintenance requests, complaints, and emergencies.
We endeavor to optimize cash flow by setting a date to collect rent each month and enforcing late fees. The collection processes are professional, but tough. HBR is diligent in collecting rent in a timely manner. Each tenant is treated respectfully and fairly to encourage a positive relationship that leads to timely rent payments and better care of the property.

INSPECTIONS AND MAINTENANCE, MANAGING VENDOR RELATIONSHIPS
Professional evaluations of your property, both inside and out, are beneficial to ensure tenants are complying with lease obligations and to assess property conditions. HBR will conduct initial, move-in, periodic and move-out inspections. Inspection Reports – available to you in digital format – assist in determining mandatory repairs, preventative maintenance and suggested improvements to maintain your home’s value and avoid more costly repairs if issues are left unattended.
Maintenance is a necessary expense in property management. HBR has an extensive network of vendors, plumbers and electricians, handymen and contractors, and in-house staff to provide timely and cost-conscious repair work. HBR follows up and oversees vendors to ensure professional results.


FAIR HOUSING LAWS
Fair housing regulations, as well as local, state and federal regulations, must be followed when maintaining a rental property. HBR’s Property Managers are knowledgeable of, adhere to, and educate owner and tenant, regarding these legal obligations. Our performance is guided by fair housing laws thereby decreasing the chances of discrimination.


COMPREHENSIVE ACCOUNTING
The goal of our service is to maximize your income and minimize your expenses. HBR’s management fee is 10% of the rent collected, and is usually tax-deductible (please consult your accountant). To keep track of your income and expenses, HBR uses property management specific software. Your monthly rental proceeds payment is accompanied by an itemized cash-flow statement and copies of any paid invoices. An annual 1099 is filed by HBR with the Hawaii State Department of Taxation and the IRS; A Year-End Statement is provided to you to assist in tax preparation.
